Open Viewing Hat Trick

Coast and Country Estate Agents have a reputation for doing things differently. One method of marketing which they pioneered in this area is open viewing events. Currently they run one or more each week, which they prominently advertise on the front page of THE HOMEBUYER. They are also promoted on Rightmove, Zoopla and by sending out thousands of invitations to those interested in purchasing locally. This method of sale can generate considerable interest and concentrates viewings into one pre-arranged time slot. This is convenient for sellers and also for buyers as no appointment is necessary. Open Viewing Events can be used as a standalone method of sale for the right properties or alongside conventional marketing to generate interest above and beyond the norm.

Often creating extra excitement by allowing potential buyers to view at the same time, leads to more than one offer. Potentially this leads to sales being agreed promptly at above the guide price. At three recent events Coast and Country have achieved great results for both enthusiastic buyers and vendors alike.

On the 25th March the Open Viewing Event at 31 Woodleigh Road, a 3 bedroom semi-detached house, resulted in visits from 15 potential buyers and 7 offers. The sale was agreed at a little over the guide price of £180,000 to a cash buyer.

A few days later after a well-attended viewing at a 2/3 bedroom cottage in Waltham Road, with a guide price of £125,000, three offers were received and again the sale was agreed at above the guide price, again to a cash buyer.

More recently 3 Prospect Terrace, a mid terrace home with many original features was offered for sale by the same method. This property proved even more popular on the day and at the time of writing offers are being considered.

Ashley Mathews of Coast and Country believes open viewing events provide a great way of promoting interesting properties to the widest selection of buyers. The proof is in the pudding so to speak and is in the hat trick of sales agreed, detailed above. This clearly demonstrates the effectiveness of open viewing events. He believes they provide means of boosting interest in almost any property when conducted using a proven formula. Although other agents have dabbled in open viewing events he thinks that it is essential that they are conducted by an experienced team conducting them on a regularly basis, if you want results. To find out how this method of sale can work for you please call Coast and Country on 01626 366966 or attend one of their events and meet the team.

The next scheduled events are Saturday 22nd April between 9:30am and 10:30am at 27 Woodleigh Road, Newton Abbot, TQ12 1PN

and Saturday 29th April between 2pm and 4pm at 2 Edginswell Lane, Kingskerswell, TQ12 5LX.

A Whole Lot of Living.

Space. It’s what many buyers are searching for. This modern style three bedroom home has more than you might expect. Upstairs there are three bedrooms which are not overly large and a smart family bathroom. Downstairs however thing are quite different. The lounge is as you would expect well proportioned. The stylish fitted kitchen has a good range of appliances and a conservatory has been added which could be used as a dining room or for other purposes. But that’s not where the living space ends. Situated to the side of the property, fronted by decking and overlooking the pleasant rear garden there is a garden / family room. This is light and airy with glass sliding doors. Behind this is an even larger, sturdy wooden work shop that we think has all sorts of potential not only as a workshop but potentially as a gym or hobby area. So all in all what we have here is a well-appointed home on a nice sized plot with that bit extra. The property is offered for sale by Coast and Country estate agents. They are contactable on 01626 366966 and will be happy to provide addition information or arrange a viewing. This property is also open to view without appointment between 9:30am and 10:30am on the Saturday 18th March 2017.
