Sellers! Don’t Wait for the New Year

Many think buyers stop looking at houses during the Christmas period and as such, would-be sellers often choose to put their property on the market in the New Year. However, 89% of Relocation Agent Network member estate agents, who responded to a December survey, recommend that prospective sellers go to market before the Christmas break…

Why? Well the Relocation Agent Network survey found two key reasons:

1. 41% of Relocation Agent Network agents said that it was the increased activity in online portal searches during the Christmas period. Once the turkey has been eaten and the tin of biscuits has been emptied, many spend their free time searching for their dream home online.

2. A further 51% indicated that having a house on the market before Christmas allowed sellers to catch early New Year buyers. And with the majority* of survey respondents predicting an increase in buyer activity in January 2015, sellers won’t want to miss out. Indeed, nearly half** of estate agents surveyed expect up to a 10% increase in the number of buyers entering the market in January.

Albert Terrace – A property with potential.

As an intern at Coast & Country along with learning about all things property, I am also privileged to have the opportunity to inspect such properties as Albert Terrace. Here are my thoughts on this mid terrace, 3 bedroom, town centre property.

As soon as I entered the property I was impressed.  From the outside, it seemed like it would be small but it was a lot larger on the inside than I had originally expected. There was a long hallway which led onto a very spacious lounge area. 

The lounge had a vast amount of hidden storage and two fireplaces. It seems that the ground floor was once divided in half, but had been opened up for a fresh and grand appearance. As I walked through the lounge, I met a fairly sized monochrome kitchen and at the end of that there was a door leading to the bathroom.

Upstairs there are three bedrooms. Two of which are double and one is a single room, which I’d be tempted to convert into a luxuriously sized office, but could also make a lovely nursery. All bedrooms have decent sized windows, making it feel fresh, uplifting and a great environment for living in.

In my opinion, the three- bedroom house would be brilliant for investors or couples looking to start a family. Although perfectly usable as it its, the property offers potential, if it was up to me I’d be tempted to relocate the current downstairs bathroom into the smallest of the three bedrooms and expand the kitchen out into the current bathroom. I believe this would help make it a starter home for small families as it would be a cosy, well-proportioned town house. 

The walls are all white, making decorating the house an easier task and it is mainly uPVC Double Glazed with gas central heating. There is a resident permit parking scheme currently in place.

It is less than a two minute walk from Costcutters and many other local amenities so again it would be brilliant for those living with younger children. It is just a short walk from transport methods such as Newton Abbot Train Station and nearby Bus Station.

Partners of Coast & Country Return From National Estate Agency Conference


Ashley Mathews and Michael Griffiths, partners of Coast & Country have just returned from another fantastic and informative Relocation Agent Network National Conference. The day was packed with top tips, business recommendations and innovative ideas that we can’t wait to put into practice here in Newton Abbot, Devon.

Taking place on 14 November at London’s Park Plaza Riverbank Hotel, we heard from business experts including, digital media expert, Andrew Davis; one of few who predicted the economic crisis, Roger Martin-Fagg; and Jamil Qureshi, a top motivational speaker who has worked with Derren Brown and some of the world’s top sports performers including Darren Clarke and David Coulthard.

Relocation Agent Network also introduced a brand new Conference App at this year’s event, which allowed us and other members in the audience, to take part in ‘live’ polling during Conference sessions. These interactive sessions produced results shown instantly on stage, providing real insight into how attending Relocation Agent Network members viewed key industry topics.

Million Plus Monday!

7 Offers totalling 1.5 Million in just one day.

For the last few years the autumn selling season has been the busiest time of year for Coast and Country estate agents. When families return from their summer holidays and children go back to school, home-movers focus on selling and being settled into their new property by Christmas.  An increase in activity normally starts around the middle of September and continues through to early November. This year appears to be no exception, not only are we seeing an increased level of viewings but a high level  of agreed sales, right on the mid-point of September.

You know that the market is strong when you have received offers on 7 properties with a total value in excess of 1.5 million by lunch time on a Monday. The 15th September was one of the busiest days we have seen for some time.  There was an atmosphere of excitement in the office and the already high level of motivation in the team increased further, as we assisted proceedable buyers to secure new homes and actively pursue new instruction to replace the ones we had sold. Days like the 15th are great for our clients and great for us. They have a knock on effect which lasts a long time and will lead to numerous successful moves by Christmas.

Sales agreed ranged from a bargain priced terrace cottage in town, to a beautifully appointed detached family home in one of Newton Abbot’s premier residential areas with an asking price in excess of £400,000. Also included were a period cottage in a popular village, a very spacious mid ranged town house, an executive home in Aller Park, a well looked after two bed modern home ideal for investment, a three bed family house and a luxury bungalow in Torquay. It is well known in the property market, that busy makes busy. As you sell properties you release eager buyers into the market and have the first opportunity to find them their dream home. Buying Vs. Renting

According to a recent estate agency survey, buying a property is cheaper than renting one. Conducted by Relocation Agent Network, of which Coast & Country is a member, not only is it cheaper to buy, but you could make significant savings of up to £1,500.

Relocation Agent Network, the national network of independent estate agents asked its members whether it was cheaper to buy or rent a property over the course of a calendar year. 87.5% said that it was cheaper to buy.

The national survey also looked at the possible savings you could make when buying a property instead of renting. Based on a three-bedroom house, member respondents were asked what they estimated the annual saving was from buying a property instead of renting one. Over a third (33.85%) of member respondents stated that it was possible to save up to £1,500 a year by purchasing a three-bedroom house instead of renting it.

COAST AND COUNTRY SET TO WIN A PRESTIGIOUS UK PROPERTY AWARD

We have just been informed that we are among the winners in the UK regional stage of the International Property Awards 2014-15 sponsored by Gaggenau and in association with Rolls-Royce Motor Cars.  

Having competed against a number of real estate agents and property consultants in the county to receive this recognition, we will find out exactly which awards we have secured when the official announcements are made at a gala and presentation dinner dance at the Marriott Hotel Grosvenor Square, London, on the evening of Friday, October 24th.

If we are the highest-scoring winner in the region, we will go on to represent the UK at international level and compete against companies from Asia Pacific, Africa, Canada, the USA, Central and South America, the Caribbean, Arabia and Europe for the coveted title of World's Best.

The award represents a significant achievement for Coast & Country. The International Property Award Winners’ logo is recognised as a symbol of excellence throughout the industry and entries are subject to a stringent vetting procedure, with only six per category, per county put through to the rigorous judging process.

The Awards’ judging panel consists of over 70 highly respected experts from all over the world and is chaired by three active members of the House of Lords: Lord Caithness, Lord Best and Lord Courtown.

The judges are allocated entries according to their area of expertise and each entry is assessed against a strict set of criteria. A percentage score is calculated which decides whether the entry wins an award or not. It also decides if the award will be Highly Commended or 5-star.

The Diary of a First Time Buyer... Part 1

It was heart breaking the day we had to pack up our belongings and move. We loved our first home; it was the perfect size for the two of us, and in the perfect location. Unfortunately, we didn't own it, we were renting, and even if we had the funds to buy a property, we wouldn't have been able to afford this one. 

Don’t get me wrong, there is nothing wrong with renting. A year ago it was the perfect solution for us, as we wanted to live in Exeter City centre, an area we just couldn't afford to buy in, and renting offered us the flexibility that a mortgage just couldn't. We were also able to experience the costs of living away from home, without the financial commitment of a mortgage. But now the time was right to buy a home of our own, something we had always considered more a dream than a reality. 

So after a year of renting, we decided to move back in with our parents, and make the courageous decision to save, save, save, in order to be able to take our first steps on the property ladder. I met up with independent financial advisor, Sharon Cowley from The Mortgage Guy, for free financial advice. She kindly explained to me about mortgages in a way that was in-depth yet easy to understand. She also helped me put together a plan by looking at our finances and letting us know what we can afford and how much we needed to save.

Luckily, because of two good credit ratings, we were able to aim towards a 5% deposit. Obviously, I wish we could save more, and a larger deposit would mean slightly lower monthly repayments, and possibly a better interest rate. But time really is an issue with us and a 5% deposit means we can be on the property ladder a lot sooner. Besides, even with a 95% mortgage our repayments are estimated to be lower than what we were paying out a month in rent!

Sharon estimated that we would need to save around £10,000 in order to purchase our house and pay for the relevant fees. So we set ourselves the target of saving, finding and buying our first house before Christmas 2014. That shouldn't be too difficult….

Putting Clients First...

If you are looking to buy a new home or sell your existing one, the last thing you want me to tell you, is what a great and successful estate agent I am. You’re busy, most likely stressed and you have personal property goals to achieve.

Often I hear agents and their clients, talking in different languages. Agents referring to buying and selling of houses, while their clients refer to moving to their new home or relocating. This Suggests that agents should listen more and try to understand’ what you, the customer is really trying to achieve. Although a smooth journey is important, it’s not the goal and sometimes agents goals are not the same as yours. A good agent is often a hungry sales person. Seeking the thrill of the deal and the more deals the better. You our clients, are only interested in your transaction and those related to it. You require personal attention and focussed assistance.

It is my view that as agents, I should pursue your goals first. Provide you with what you want, not what I think you want. I need to listen, then act in accordance to your needs. You have to have confidence in me, the professional you are dealing with. Be sure I am focused on getting you to where you want to be and that I will act in your best interests. In essence that I am trustworthy, reliable and honest. This is not the impression that all agents have given historically, but in most cases, I have found it to be the reality locally. I trust you have to?

My experience of agents in Teignbridge is, that they provide a quality service. I have worked with some of them in related transactions, for rather more years than they, or I like to remember. What I have learned over time, is that putting the customer first is not quite as selfless as it seems. Making you the client number one, is the best way to run a successful agency.

Treating my clients as I should, leads to repeat business, more sales and happier clients. This makes an agency more successful, wins awards and hopefully earns the respect of the other agents with whom they work. Rest assured therefore, that Coast and Country we will always be putting vendors and buyers (or should I say) house sellers and those moving into new homes first. I hope this will make us great and very successful estate agents, from your point of view.
