A converted Rectory - Now a luxurious home. Come & View it this weekend!

I'd like to invite you to view

The Olde Rectory, Rectory View, Wolborough Hill, Newton Abbot, TQ12 1HR

on Saturday 27th June between 9:30am and 10:30am

No appointment necessary, just turn up & view!

The Olde Rectory was originally built in the late 1800’s to serve as a residence for clergy serving Wolborough church. It was designed with the bold features popular in the Victorian era and is located in what must have been the best hill top location available at the time of building. The exact position on Wolborough Hill must have been specifically chosen because of the outstanding views which can still be enjoyed today and is still thought of as Newton Abbott’s premier residential location.  The large beautifully proportioned rooms and high ceiling were originally crafted with a view to making a grand impression and many of these have been retained within this sensitive conversion.  The Olde Rectory has now been restored and converted into three stunning homes, finished to the highest possible standard to ensure that the original grand impression is ongoing.  With the smallest and the largest property now sold, this could be your last chance to own a part of this stunning and historic building.

Rectory View is the second largest property, and has plenty of original features which contrast with high quality contemporary fitting to provide a best of both worlds vibe. Just as intended by the talented architects and builders over 100 years ago, this is a home that makes a statement and that statement is quality and proportion. Every room is easy on the eye, all the ceilings are high, some featuring its original coving, there is a fireplace in the lounge, large windows with shutters overlooking the rear garden and where appropriate high quality oak floors have been installed. The redevelopment of the property has been done with care, ensuring that the property now benefits from all the luxuries appropriate to modern day living. The latest contemporary styling bringing the property up to date. This is obvious when standing in the beautiful kitchen / diner fitted with granite work tops and a range of integrated appliances including a fridge, freezer and dishwasher. The stairs leading up to the first floor landing are flooded by natural light from the glazed window which provides a focal point high above. There are three double bedrooms, each with a pleasant outlook. The master bedroom, has a comprehensively appointed en-suite and walk in  wardrobe. The family bathroom has underfloor heating and a contemporary edge. The property can be approached via an attractive gated driveway and there is one parking space at the front. To the rear is a level enclosed garden of useable size and a detached garage along with additional parking.

One particular feature of Rectory View is the access to the roof which offers panoramic views across the town and surrounding areas, it is thought to be Newton Abbot’s highest point. Should you wish to add something more to the property, then you will be interested to know that there is potential, subject to the necessary planning consents, to make use of both the large roof and cellar space.

Rectory View is my personal favourite, and is not short of the ‘WOW’ factor, with so much to offer the property can only be fully appreciated by an internal viewing. That is why Coast & Country are inviting all those interested to view Rectory View on Saturday 27th June between 9:30am and 10:30am.

Have a 'nose' around a village cottage in Abbotskerswell this Saturday 20th June - 9:30am to 10:30am

We invite you to view:

Yeomans Cottage, Slade Lane, Abbotskerswell, TQ12 5NP

Saturday 20th June - Between 9:30am to 10:30am

No appointment necessary - Just turn up & view

SPECIAL ONE OFF OPEN VIEWING EVENT PRICE FOR THIS WEEKEND ONLY:

Offers In Excess Of: £300,000

Yeomans Cottage probably dates back around 350 years. It has been variously used as a single dwelling and at least 2 workers cottages. This is evidenced by the two substantial Inglenook fireplaces with bread ovens and substantial beams, situated at opposite ends of the property. These currently form fantastic focal points for both the living room and dining room. The unusual shape of the thatch, which dips at the front almost forming a nose, and the windows and panels beneath which also harp back to a time when the property had two front doors. Built of stone and cob the thick walls make the property cool in summer and warm in winter.

The layout for a period property is very usable, with good sized entrance, cloak room and utility on the ground floor in addition to a Farmhouse style kitchen opening to the enclosed cottage style rear garden and the two well sized reception rooms.

A winding staircase at either end of the property provides access to the first floor accommodation. “The West Wing” comprising good sized double bedroom with an en-suite. This would benefit from a little updating but provides the ideal lair for a teenager or great guest accommodation. “The East Wing” provides the majority of the bedroom space, including landing, family bathroom and two good sized double bedrooms, one of which has a further en-suite. Both of these rooms have characterful beamed ceilings and windows with window seats. From the landing a further short flight of stairs climbs to the final single bedroom/study.

The property is set back from the road, behind attractive raised flower borders which are well stocked with mature plants. There is also a substantial hard standing which can accommodate several cars. Beyond this and accessed via a gate is the attractive rear garden which offers a good degree of privacy and comprises lawns and patio areas along with mature borders.

The agent’s opinion is that the property is in fair order throughout but could benefit from a little investment and updating. We do however feel this would pay financial dividends for the new owner. The beautiful grade II listed cottage is open to view between 9:30am and 10:30am on Saturday 20th June. No appointment necessary, so if you are looking for something a bit different then come along.

Is this the location for your grand design?

Will you find your lost garden here?

A generous plot in a rural location with views and no adjacent properties, around three miles away from the centre of Newton Abbot. Is this not the perfect location for a home of distinction?

The gated plot has a variety of natural boundaries and is of an irregular but very usable shape. Although currently overgrown there are well positioned trees and shrubs of various types around the plot and the agent speculates that this was a fine and well maintained garden in the past. Who knows what might be revealed when all is cut back!

The Croft is a bungalow thought to date back to the 1930's which is now in a dilapidated condition but has potential to spare.

The accommodation comprises, porch, a spacious hallway, two bedroom, two reception a not so modern bathroom, good size kitchen with solid fuel range, utility, larder and rear lobby. This could be refurbished to create a very pleasant home, but should the relevant planning permission be obtained the location and size of the plot lends itself to a far grander property. This might be created by the extension of the of the existing house or removal of the existing structure and rebuilding.

For information on the feasibility of your plans for The Croft, please consult the local planning authority on 01626 361101.

To be sold by Auction 17th June if not sold previously.

£275,000 - £325,000
