Open to View: A home in a sought after South Devon village.

Are you looking for a home in the heart of a South Devon village, surrounded by rolling green fields? Would a convenient location not far from the market town of Newton Abbot and the seaside resorts of Shaldon and Torquay suit your requirements?

If so, why not consider ‘Garden’ The Grange, Stoke-in-Teignhead.  The village looks much the same today as it did a hundred years ago, with its chocolate box thatched cottages and high hedged lanes. As well as its old world charm, it does benefit from modern facilities that you would expect from a thriving village. It has a locally owned village shop stocking local produce, a 13th century public house, the Church House Inn, a highly recommended primary school, a recently constructed village hall, and a beautiful 13th century church. There is a real sense of community with plenty of village events for you to get involved in throughout the year, one being the famous “Fuzzy Dee Race” held every May bank holiday.

The property is in the centre of this charming village. “Garden” is a first floor apartment in a converted Victorian residence. It benefits from its own entrance which leads into the spacious accommodation. There’s a good size lounge which leads into the kitchen/dining room and has some lovely character features such as beamed ceilings and an open fire making it feel like a country cottage.  There is also large sash windows which allows great views of the private garden. There are two double bedrooms, both with built in wardrobes and a good sized family bathroom. One particular feature, and a rarity in a property of its kind is its beautiful enclosed Garden, hence the name of the property. The garden is fully enclosed by a grade two listed wall and with many beautiful shrubs and flowers bordering the lawn. From the top of the garden far reaching views of the village and surrounding fields can be enjoyed.

Affordable properties in villages such as Stokeinteignhead are hard to come by, and those with parking and a beautiful garden are few and far between. Garden, The Grange, is offered with no upward chain and at an asking price of £184,950. This a property which must be viewed to be fully appreciated.

Callum from Coast & Country invites you to view Garden, The Grange, Ivy Tree Hill, Stokeinteinhead, TQ12 4QH on Wednesday 11th May, between 5:00pm to 6:00pm. No appointment is necessary.

Having been the subject of much improvement over recent times the cottage carefully combines modern day conveniences with its original character and charm. There is exposed beams, lovely fireplaces, slate floors together with oak latched doors and a wonderful decorative listed ceiling, all adding to the overall ambiance.

The cottage occupies an elevated position with far reaching views over the village and neighbouring countryside with glimpses of the Teign Estuary from the gardens, of which the cottage gets its name. It also benefits from recently granted planning permission for parking, which makes this property even more so appealing.

Haezelbrook Cottage Vs Teign View Cottage

Combe-in-Teignhead, was featured on Relocation Relocation and is considered to be one of the most popular satellite villages of Newton Abbot. It has a rural feel but offers easy access to nearby towns and road and rail routes. Within the village there is an active village hall and traditional pub with a reputation for good food. Just outside of Combe, there is a beautiful amenity field with pavilion and stunning river views, managed by a local committee, where various events and functions are held throughout the year. There is also a popular riverside restaurant which offers vistas which change with the seasons. The pubs restaurants and shops at Shaldon are just 2 miles away.

It is picturesque village with a mixture of properties which include thatched cottages, a library and post office converted to homes many years ago and courtyard barn developments among others. These range in size from the cosy to the grandiose and they reflect the wide range of residents who now live in the village and make the local pub and events varied and not to be missed. You never know who you’re are going to meet or what you will learn.
If you are interested in joining this eclectic community on a permanent basis or maybe looking for a rural retreat with atmosphere, two great properties are available which might fit the bill for you.

Teign View Cottage has been on the market for some time. It’s a stunning thatched home enjoying open views. You would have thought that it would have been snapped up. Until now it has however had one downside, no potential for parking close to the property. The great news is that planning permission has just been granted for a parking area. The property remains on the market at the pre parking price, so someone will shortly be picking up a bargain. This property offers everything you could look for in a traditional Devon thatched cottage presented with a contemporary twist. The accommodation comprises hallway, sitting room, dining room, modern kitchen, utility room  and cloakroom / wc. Upstairs there is a master bedroom with ensuite bathroom, guest bedroom with ensuite shower room and two further bedrooms with family bathroom. It is offered for sale at £479.500.

Hazelbrook Cottage is probably the best of its kind available. A cottage style property with flowing accommodation and offering room to spare. All presented to an extremely high standard having been thoughtfully and without compromise, improved by the current owner. It has been both a home and successfully used as a high end holiday let with some guests returning year after year, due to the location and standard of accommodation. It has a farmhouse feel with oak floors, a bespoke kitchen and a lovely Victorian style overlooking the cottage style garden which adjoins the babbling brook from which the cottages takes part of it’s name. Hazelbrook has a spacious hall, lounge dinner opening to garden room/ conservatory. Kitchen utility and cloakroom, library/ bedroom four. Three further bedrooms, one with ensuite and family bathroom. Guide price £400,000.

Hazelbrook or Teign View Cottage? Which one is better? That’s not for us to say, but for you to decide. They are in close proximity and both have their individual benefits. Come and view both, one or the other might be your ideal next home. Further information is and viewings are available via Coast & Country Estate Agents.

A property which will exceed your expectations

Hazelbrook has been upgraded by the current owner to provide beautifully presented flowing accommodation. We consider it to be the best of its type available in the area. The charming exterior has kerb appeal and the cottage style porch and solid door with leaded light set the scene for what is to come. The attractive hallway has solid wooden flooring which extends through most of the ground floor, which is tastefully decorated and inviting. The  farmhouse style
kitchen is well equipped and totally in keeping with bespoke units, Range inset
into an ornamental inglenook and space for a good sized table.
The main living space opens from the kitchen and is well proportioned yet cosy, one can imagine talking long into a winters night with friends here in front of the log burner. Alternatively you might wish to pass through the lounge to the beautiful Victorian style conservatory or a few steps further to the charming cottage garden, where the brook which from which the cottage takes part of its name forms the natural rear boundary. Additional functionality is added to the ground floor accommodation by a further reception room which has been variously used as library, office or good sized fourth bedroom. There is also a utility room and stylish cloakroom/w.c. Although cottagey in style the first floor accommodation is spacious, light and airy. All three
bedrooms are good doubles and decorated to a very high standard. The enticing master bedroom has an impressive en suite shower room and country views to fields. The complementary family bathroom is impressively well-appointed with such features as a claw footed roll top bath.

Throughout the property has interesting features, relating to different eras, which have been retained and/or added. From aged beams to tiled and cast iron fireplaces and immaculate rough plaster, each adds to the ambience and sense that great thought and consideration has been given to the care of the property over the years. If you are looking to buy a cottage you should aspire to one that has been kept in the way this one has. Here you will find the perfect balance of old-world charm and all the convenience of modern living. This not only applies to the house but also the location. Combe-in-Teignhead has a popular country pub, church and active village hall, it also benefits from a popular waterfront pub restaurant a short distance away. Approximately three miles are all the facilities of Newton Abbot, including the mainline railway station, where you can easily join the A380 and travel onward to the M5. The popular estuary village of Shaldon is also just two miles away with its selection of pubs, restaurants shops and active community many of whom take part in sailing, rowing, watering skiing and other marine pursuits. This property would make the perfect rural home or weekend retreat and has previously generated considerable income as a high end holiday let. Our opinion is that this property is top of its class and will be appreciated by those seeking uncompromising quality. Additional Land. Coast and Country are currently marketing an additional parcel of land with planning permission for a small residential dwelling. For the right buyer this land would perfectly compliment Hazelbrook Cottage. Further details are available upon request.

Higher Rates of Stamp Duty Land Tax (SDLT) on Purchases of Second (and Subsequent) Residential Properties May Impact Wider Property Market

According to a recent estate agency survey, the proposed increase in Stamp Duty Land Tax on purchases of second and subsequent residential properties, may impact local property markets.

In a national survey conducted amongst its members, Relocation Agent Network found 74% of respondents indicated that the proposed increase in Stamp Duty on purchases of second residential properties, may impact their local property market. When asked to elaborate on what kind of impact this will have, two thirds suggested that the number of buyers entering the market may decrease. However, the government has stated that it estimates around 90% of residential property transactions in England, Wales and Northern Ireland will not pay the higher rates of SDLT.

Impact on Rentals
The national network of independent estate agents also asked its members whether they anticipate a rise in rental rates in the long term, because of the added Stamp Duty cost to landlords. Indeed, 61% said ‘yes’. The most significant trend that Relocation Agent Network members anticipate from the proposed increase in Stamp Duty rates on purchases of second properties, is the ‘decline in available rental properties’. Indeed nearly half (45%) of respondents indicated so. This would appear to be due to the increased Stamp Duty costs deterring both prospective buy-to-let investors from entering the market and current landlords from purchasing additional rental properties.

Background Information
On 28 December 2015, the government published an open consultation on higher rates of Stamp Duty Land Tax (SDLT) on purchases of second and subsequent residential properties. This consultation closed on 1 February 2016. It is proposed that the higher rates, which will apply from 1 April 2016, will be three percentage points above the current SDLT rates and will be charged on the portion of the value of the property that falls into each band.

Michael Griffiths from Coast & Country Estate Agents, the member of Relocation Agent Network in Teignbridge said, “Although we expect these new measures will have some impact on the market, we do not think they will be too significant for the majority of buyers and sellers. If you have a property to sell, contact us today. We’re Relocation Agent Network’s appointed Local Expert for Newton Abbot which means we have access to out of town buyers moving into the area.”

Coast & Country have recently been instructed on a beautifully presented four bedroom house, tucked away in this exclusive cul de sac. Aller Park has benefited considerably from the completion of the Devon Link road and is considered to be one of Newton Abbot's most desirable residential areas.

This particular home offers a very well balanced package. The attractive gardens are generously sized and nearly level so particularly usable. The rear garden in particular has a very pleasant aspect, enjoys a good degree of privacy and has areas of natural stone patio providing a threshold and linking the internal and external space. This makes the living space and gardens very versatile and ideal for entertaining.

The study enjoys pleasant views across the front garden and would make working from home a pleasure. A stylish kitchen, separate utility room and entrance hall with cloak room off complete the ground floor accommodation. On the first floor a good size landing sets the scene. The bathroom is recently refitted and adds a bit of wow factor. The master bedroom looks out across the garden and has a well-equipped en-suite shower room. Bedrooms two and three offer the very best views which on a clear day are far reaching across Newton Abbot and Dartmoor towards Haytor. Bedroom four has a similar outlook to the master suite. Additional benefits of the property are that it is gas centrally heated and has double glazed windows. There is plenty of driveway parking and a double garage.
